How To Prepare For A Home Purchase

Buying a home can feel  a bit overwhelming at times.  If you take the time to figure out your priorities prior to actually touring homes, you can narrow down your search and eliminate some of the stress of undertaking such a daunting task.  

The first step in the home buying process is the most important.  Get pre approved for a mortgage.  This is quite a simple process and can often be done over the phone.  It is very important that you know the price range that you should be searching, and that you are comfortable with the monthly payments in this price range.  A mortgage professional can explain the process in great detail and let you know what expenses you can expect to incur.

Identify what you prioritize in a home: Do you value proximity to work, good schools and shopping, or is a larger home and land more important to your family? Usually proximity and large home size do not correlate. This should help you narrow down an area.

If you have children that you plan to enroll in public schools, then it’s time to research the school districts and ratings of each. You don’t want to waste a lot of time finding the perfect home only to realize later that it’s next to worst schools in the state! You can find a helpful map of school district boundaries on the local district websites.

Once you have identified your price range, narrowed down the most desirable area for your needs, and are comfortable with the schools in that area, it is time to begin searching.  A real estate professional is best equipped to assist you with this part of the process and it is a free service to you.   The internet, virtual tours and automated notifications have helped cut out a lot of the leg work in this phase of the process.
