Building your Dream Home: Framing stage

By the time your dream home has been framed, your builder should have scheduled an inspection.  I highly recommend you hire your own inspector as well.  Any home inspector should have the ability to look at the frame and find issues.  If you don’t know a home inspector ask your real estate agent.  I have a team of inspectors that I recommend for my clients that are buying homes.  Many times my clients rely on my expertise when purchasing their dream home and I take that very seriously.  During a normal resale transaction there is a due diligence period of 10 business days where a team of inspectors make recommendations or requirements for passing inspections.  At which point, the buyer makes a request to the seller and they can further negotiate.

When you are in the building process of your home things work a little different.  You have to be there for each phase of construction.  If not you may pass up the opportunity to make changes or you may see something that doesn’t match the floor plan when you started. If you look at the picture above you will see (the cutest real estate agent ever) and orange paint marking where doors will be installed and a “c” for carpet.  Sometimes you might see the markings to show where a door should be but there are studs there! No worries that’s what inspections are for. As a buyer you have to communicate with your project manager or foreman because chances are they have seen a lot of floor plans and might not see where a door should be or where a gas line should be for the gas stove you upgraded to.Once the builders have framed your house and the roof is up, there is a small window before they begin the plumbing, wiring, and electrical lines.  Always be careful when going on to the job site. Many of the workers are up in the rafters and don’t notice when people are walking through.  They might be using their saws with hearing protection so make sure you get eye contact and wave to make sure it’s okay to enter.
