Buyers Beware PART 2

Buyers need to be aware of the "small picture"

   As a continuation of the Buyers Beware series, I will touch on items for buyers to be aware of throughout the previewing process of properties.  It is always good to carry a pen and pad along with you to take notes on the properties as you see them to make sure any items you have questions about or you think may need to be addressed are not forgotten or confused with other properties you may see.  It is very easy to get confused once you see more than 4-5 homes in one day.  

   On the interior, if you are looking into older homes that may match your criteria, you may have to do some upgrades to bring the home up to date with todays standards of code.  
One of the biggest items in older homes is the power.  Know what type of power setup is in the home.  Codes have changed lately and many homes are out of date.  The power in some older homes will have to be upgraded, and sometimes completely rewired with grounding.  If you are shopping older homes it is very important to consult an electrician if the outlets are 2 prong type.  
In some cases the home may have been updated at the box, but if they haven't been updated at all it may need rewiring that could cost $10,000 just as a starting point!  A good inspector will be able to provide you with information on the system and how it is set up.   

     A Termite letter from a pest control company called a CL-100 will also be needed in order to get financing with certain types of loans.   A termite company such as Terminix, or Clarks not only provides the CL-100 letter clearing the home of termites, but they also check to make sure the moisture under the house is not too high, and any damage from moisture, or pests will be repaired prior to closing. Termites in the Greater Columbia are prevalent.  Many think having a brick home means they will not have termites, so they don't need a termite bond.  This is NOT true.  It is always good to have a termite inspection not only for termites but for powder post beetles, carpenter ants and bees, and to control the moisture under the home that may cause mold and rotting.  


Unless you are building from the ground up, most homes will have features and setups that won't match your criteria exactly.  It is very difficult to find that "perfect" home.  Usually there will be compromises to be made.  Keep this in mind when searching for your new home.
