Chapin South Carolina Home Sales Run Into Choppy May Waters

Chapin is a year round haven for golfers at Timberlake and fishermen  on Lake Murray, but just as the weather can impact when the fish are biting, so too the real estate market ebbs and flows.  While the 48 homes sold in May matched the same number of homes sold last May, there 32 more homes for sale last month than there were last May.  The average sales price in May was $224,250, down just over 13% from last May. Still on a year to date basis average sales price is up +3.1% while the 181 homes sold is two under last years total through May. This is an interesting dynamic given that the number of homes in inventory is only 5 months which is relatively low.  

Any number of factors impact existing  home sales but the wide variety of new home construction in the area is certainly  a key factor. The addition of several new developments set to start selling soon will add to the new home inventory but the overall growth projections for Chapin remains strong which bodes well for the real estate market. After all, one bad day of fishing on Lake Murray can change into tomorrow's great day with just a change in the weather and we all know that sooner or later a rainy day turns into a sunny one! So if you thinking of selling  fear not!  One slow month compared to the four fast ones before it does not make a trend.
