Top 10 Tips To Help You Sell Your House In 2016

    Price it right!  In these tough real estate times it might be best to find out what your house is worth and don't bump the price up but maybe bring it down and that way you might get yourself into a bidding war and end up getting more than what you were going to ask for and get it sold quicker.

  2. Declutter your closets and cabinets!  Make sure that you declutter.  Don't think that everything hidden behind a closet door is ok.  If a potential buyer opens a closet and everything falls out then they will probably think that you are a hoarder and do not take care of your home.

  3. Light it up like a Christmas tree!  Make sure that you open up the drapes, change the wattage in your lamps, trim bushes that may cover up windows.  Clean your windows and perhaps change your lamp shades.

  4. Clean up the pet quarters!   No one, even if the buyer has a pet,  wants to see too much evidence of pets.  Make sure that the litter box is in a concealed room and make sure that all pet bedding is clean.  On showing days, try to take your pet with you or arrange for someone to come get them for an hour.  Make sure all evidence of pets is removed on a open house day.

  5. Upgrade overload! Don't over do it in the upgrades. If you live in a neighborhood where most of the houses do not have granite countertops then I would not do it. Don't do expensive upgrades before you list. Do invest in freshly painted walls, updated fixtures for knobs and switch plates and or door handles. Clean your tiled floors, touch up trim paint, fix stuck doors, leaky faucets and spotted ceilings.

  6. De-personalize your home!  Remove most of your personal effects like family photos on the wall of fame!   Pack up your keepsakes and memorabilia.   You want to make sure that a potential buyer can see themselves in your home, not looking at who you are and what you do for fun or a hobby.

  7. Clean up your yard!  Curb appeal is SO important. You only have one chance to make a first impression.  Trim the bushes, plant some flowers.  Add new mulch to the flower beds.  Paint the front door and any wooden banisters if need be.  When a potential buyer pulls up and the outside looks like the "Addams Family" home then they may just drive off.

  8. Kitchen, Kitchen, Kitchen!  Selling your kitchen is what you are really doing. Most home buyers base their opinions of the home on the kitchen amenities.  If you can afford to replace the countertops you will probably get your money back. The easiest way to update a kitchen is to paint outdated kitchen cabinets and change the hardware. Clean all the appliances really well and add fresh curtains.

  9. Make the home available! Everyone is so busy these days including home buyers and their agents.  Even though agents will make every effort to give you a heads up of an appointment, buyers may come across a home that they may want to see.  Before you go off to work, play or errands make sure the house is ready to show.

  10. Hire an agent who is not only ready to work for you but who is also very internet savvy and knows how to market your home on the internet.  Most home buyers will look at your home on the internet first so make sure that you ask your agent if they take quality pictures.  Ask if they do a virtual tour of your home and maximize all available fields for the multiple listing service.
